Lenders
The lenders on your buyer reports are managed in their own section.
Market defaults
These load every time you open your page.
Added to the APR automatically, so leave them out: FHA upfront MIP, the VA funding fee, and monthly mortgage insurance (MIP or PMI).
Not part of the APR: title insurance, closing attorney, appraisal, credit report, survey, recording fees, transfer tax, homeowners insurance and escrow deposits.
Lenders also count prepaid interest, so the APR on a Loan Estimate may run a few hundredths higher.

Your trial reminders and setup help go here, and buyers see it on your card.

Send contacts to your CRM
Every new contact (from your card, your reports, or your +) is sent to Make or Zapier the moment it comes in, with their answers. From there it can go into Follow Up Boss, HubSpot, Google Sheets, Mailchimp and thousands of other apps.
How to set it up with Make (free)
- Sign in at make.com and tap Create a new scenario.
- Add Webhooks → Custom webhook, tap Add, name it Key Numbers, and copy the address it shows.
- Paste it above, tap Save, then Send a test contact so Make learns the fields.
- Back in Make, add the next step (Follow Up Boss, Google Sheets, HubSpot…) and match the fields: name, phone, email, answers.
- Turn the scenario on.
Make’s free plan includes 1,000 operations a month. Each new contact uses about two (receiving it plus each app you send it to). Zapier works the same way with Webhooks by Zapier → Catch Hook, on a paid Zapier plan.

What will my payment be?
Monthly payment and cash to close. Loan rules apply on their own: minimum down, upfront fees, mortgage insurance and seller-credit limits.
Home and loan
Advanced optionsTaxes, insurance, HOA, PMI, closing costs, credits, APR fees, extra payments
Full breakdown
Amortization schedule
Estimates only. Confirm the rate, fees and loan approval with a lender. FHA annual MIP uses the 2026 HUD table (0.55% over 95% loan-to-value, 0.50% at or under; higher for loans above $726,200) and is figured on the starting loan balance. Biweekly results assume half the monthly principal and interest paid every two weeks, applied as received. Check the county loan limit for the loan type; FHA minimum down assumes a 580+ credit score, and the 3% conventional minimum applies to first-time buyer programs (otherwise 5%).
What will I make when I sell?
Your estimated proceeds from one offer, or up to three side by side, each checked against the expected appraisal and the terms that put a closing at risk.
How we got there
Your sale
Closing costs cover title, attorney, transfer tax and recording, as a % of price. Monthly cost to hold is the seller's mortgage, taxes, insurance and utilities while waiting to close.
Offers
Estimates only, based on the numbers entered. This is not a settlement statement. Confirm final figures with the closing attorney or title company. Buyer agent compensation, concessions and repairs are whatever each offer asks the seller to pay.
Which home is the better deal?
Enter two or three homes, each with its own builder or seller incentive, applied the way the lender would, including the loan program's seller-contribution limit.
What matters most to this buyer?
Closing costs include lender fees, title, attorney and prepaids, figured as a % of price from your market defaults (Edit my page). One point is 1% of the loan amount; ask the lender what a point buys today. Each home's rate, incentive and buydown are set in its own card below.

What the numbers say
See the full breakdown
Every number behind the cards: loan amount, credits, the seller contribution limit and the payment each year of a buydown.
Estimates only. Confirm rates, points, fees and incentive rules with the buyer's lender and the builder. Seller contribution limits used: FHA 6% of price; VA 4% (lenders may treat normal closing costs separately, so VA can allow more); conventional 3% under 10% down, 6% from 10–25% down, 9% at 25% or more. Price reductions don't count toward these limits. FHA annual MIP is 0.55% under 5% down and 0.50% at 5% or more. VA funding fee assumes first use; buyers with a service-connected disability are usually exempt.
Should I rent or buy?
The long-term cost of each. Buying counts everything paid minus the equity kept after selling; renting counts rent and renter's insurance.
Your numbers
Advanced optionsRent increases, taxes, insurance, HOA, mortgage insurance, maintenance, appreciation, costs to buy and sell
Total cost over time
Net cost: everything paid, minus the equity a buyer would keep after selling.
First month, side by side
Estimates only. Tax and maintenance follow the home's value; insurance and HOA stay flat. Mortgage insurance is charged until the balance reaches 78% of the purchase price. Tax deductions and investing the down payment are not included.
Should I sell or rent it out?
Compare selling now with keeping the home as a rental and selling later.
The rental
Before taxes. Rental income tax, depreciation and capital gains tax are not included. Talk to a CPA before deciding.
What makes up the keep total
Year by year
Estimates only, before taxes. Rent, costs and home prices grow at the rates entered; cash flow and the sale money grow at the earn rate, monthly. Rental income tax, depreciation, depreciation recapture and capital gains tax are not included. Talk to a CPA before deciding.
How much home can I afford?
Based on income, monthly debts and each loan type's debt-to-income guidelines: your estimated buying power, and a potential higher range that may be possible with automated underwriting.
Buyer
Advanced optionsCredit score, PMI, VA funding fee, taxes, insurance, HOA, closing costs
Estimates only. This is not a loan qualification, pre-approval or commitment to lend from Key Numbers or your agent. Guidelines used: FHA 31% housing / 43% total, higher range 46.9% / 56.9% with automated underwriting; conventional 28% / 36%, higher range up to 50% total; VA 41% total, higher range 50% if the buyer meets VA residual income. Credit score, reserves and the lender's own rules can change the result. Have the buyer get pre-approved before shopping.
